How NorthMark took on decades of industrial legacy and prepared the property for its next chapter.
For decades, the South Pine Street property served industrial and manufacturing purposes, leaving behind environmental conditions that required significant remediation before redevelopment could begin.
Rather than building on undeveloped land, NorthMark Compute & Cloud (NMC2) chose to purchase and invest in restoring and revitalizing an existing industrial site working closely with regulators, environmental experts and previous property owners to help ensure the site meets rigorous environmental standards.
Today, the property is being transformed into a modern, safe and productive technology campus while preserving the surrounding environment and protecting the community.
What Was Remediated?
Brownfield Redevelopment
- Redeveloped a long-vacant industrial property instead of disturbing undeveloped land.
- Conducted extensive environmental due diligence before and during redevelopment.
- Completed multiple environmental studies covering soil, groundwater, wetlands, biology, cultural resources, geotechnical conditions and noise.
Legacy Landfill
- Remediation of a historic landfill dating to previous industrial operations.
- The landfill was professionally encapsulated in accordance with South Carolina regulatory requirements.
- Regular environmental monitoring continues to confirm that the remedy remains effective.
Former Graywater Retention Ponds
- Excavated legacy contaminated pond material and surrounding soils.
- Removed impacted materials from the site for proper disposal.
- Restored the area with clean fill and vegetation.
Building Remediation
- Removed 408 tons of asbestos containing materials from site buildings in accordance with regulations.
- Abated 60,000 linear feet of lead-based paint in accordance with applicable environmental regulations.
- Prepared structures for safe demolition and redevelopment.
Environmental Infrastructure
- Evaluated above ground and underground storage tanks.
- Completed required testing and obtained regulatory approval for environmental compliance.
Natural and Cultural Resources
- Conducted biological and cultural resource surveys before construction.
- Protected identified natural resources through approved mitigation measures.
- Evaluated historic artifacts discovered during site investigations in accordance with applicable regulations.
