The project

A high-performance technology center on the former Kohler site.

We are building a high-performance technology center to support our own operations. After evaluating locations nationwide, Spartanburg stood out for its skilled and growing workforce, supportive business environment, and long term potential. We’re here for the long term and proud to invest in the community’s success.

In early 2025, we acquired the former Kohler site on South Pine Street and made commitments to County Council, to OneSpartanburg, and to the state: thorough site rehabilitation, job creation, community support, and meaningful tax revenue. We are honoring those commitments.

Operating responsibly

Our commitments to power, water, and environmental stewardship.

Power Generation & Grid Impact

97% of the facility’s power is generated on-site with natural gas equipment, avoiding significant draws on the regional electric grid during normal operations.

Water & Environmental Stewardship

We operate under the same municipal water permit as the prior Kohler facility. Projected consumption stays within approved limits, sourced entirely from municipal supply with no draw from groundwater or aquifers.

Cleaning Up
& Giving Back

Prior to new construction, we voluntarily remediated the site’s legacy environmental issues, removing asbestos, lead paint, and legacy detention ponds, as well as closing a documented landfill. We also provided the County a right-of-way for safety improvements at the Dogwood Club Road and Route 176 intersection.

Real-Time Emissions Monitoring

Continuous, real-time monitoring goes beyond what regulators require. All on-site generation equipment will meet or exceed state and federal air quality standards.

Economic contributions

Tax revenue that supports schools, public safety, and infrastructure.

These revenues will support schools, public safety, infrastructure, and services for years to come.

The site previously generated around $480,000–$507,000 in annual property taxes. Our investment is projected to generate the following in tax dollars directly to the county – based on current capital investment milestones and subject to final assessments:

Jobs & local economy

A workforce built on Spartanburg's talent, today and tomorrow.

Construction currently brings approximately 1,445 workers to the site each day, with roughly one in three from Spartanburg County. We direct contractors toward local spending and prioritise Spartanburg-area suppliers wherever possible. At full operation, we anticipate approximately 150 permanent on-site roles — skilled, higher-wage positions in maintenance, trades, and technical operations. We are actively supporting local STEM education and workforce development partnerships to help build talent pipelines for these and future opportunities in advanced industries.

Timeline

What to expect, and when.

Construction continues through 2028, with peak activity expected in 2026–2027. Initial operations are targeted for Q3 2026, with phased ramp-up following. Timelines may adjust with weather, supply chain disruptions, or other factors.

Early 2025

Acquired the former Kohler site on South Pine Street. Voluntary remediation of industrial legacy issues begins.

2026-2027

Peak construction activity, with hundreds of tradespeople on site daily.

Q3 2026

Initial operations begin, with phased ramp-up following.

Through 2028

Construction continues through completion of the planned facility.

2029 & Beyond

Full operations and sustained tax contributions through 2045 under the FILOT agreement.
